How much does property management cost?
Fees depend on the service level and your property. Tenant placement is a one-time fee, full-service management is a percentage of the monthly rent collected, and short-term rentals are priced on booking revenue. Your free rental analysis includes a written quote, before you sign anything.
Which areas do you serve?
In the Lower Mainland we manage properties in Surrey, South Surrey, White Rock, Langley, Burnaby and Vancouver. In the Okanagan we serve Kelowna, West Kelowna, Peachland and Penticton.
I already have a property manager. Can I switch?
Yes. We coordinate the handover with your current manager, including tenancy documents, deposits, keys and records, and we introduce ourselves to your tenants so the transition is smooth.
How do you screen tenants?
Every applicant goes through credit, income and employment verification, landlord references and ID checks, carried out in line with BC human rights and privacy law.
Are you licensed?
Yes. Cityplex is licensed by the BC Financial Services Authority (BCFSA), and every manager's licence can be verified on the BCFSA public registry. Rent and deposits are held in a regulated trust account.
Can you manage my property as a short-term rental?
Yes, where BC's Short-Term Rental Accommodations Act and local bylaws allow it. Where short-term rentals aren't permitted, we can set the property up for furnished, off-season or long-term leasing instead.
How do owners get paid and see reports?
Rent is collected online and paid out to your bank account with a monthly owner statement. Statements, invoices, leases and inspection reports are all available in your online owner portal.
